Preservation Merit Award Spotlight: 930 Broadway, Redburn Development Partners

In the burgeoning "Warehouse District," Redburn Development Partners transformed the historic four-building factory complex, historically known as the Consolidated Car Heating Company Complex  into 80 market-rate apartments, now fully leased, and a commercial space, now an indoor skateboard park operated by Noteworthy Resources.

Reusing industrial buildings can be a challenge, balancing keeping the open space, highlighting the structural elements, and large windows: all of the things that make it undeniably a factory. It is not simple to retain the open industrial feel while creating apartments. Redburn rose to the challenge adaptively reusing a former factory, emphasizing the structural system that is the heart of its historic character while essentially inserting dozens of apartments suitable for modern living. They left beams and columns exposed, keeping  original ceiling heights and repairing rather than replacing historic features. Carpeting removal revealed hardwood floors that were refinished in the two oldest buildings. In the concrete building, the columns are frequently seen in living spaces and especially in corridors. The original concrete floors were polished. The new factory-style windows were customized.

One of our favorite parts of the project is the creation of a skateboard park within the 1965 portion of the building.  This was a separate project done by Noteworthy Resources, many, many volunteers, and tools from the Tool Library.

Panelists former NYS Office of Parks, Recreation & Historic Preservation Director Michael Lynch, project architect Matthew Scheidt, HAF's Director of Preservation Services, and an expert from Hartgen Archeological Associates will delve into the history of Albany's Van Ostrande-Radliff House. Michael will discuss the building's significance, likening it to a battle field "witness tree," experiencing nearly 300 years of Albany's history happening around it. Matt will talk about the discoveries that the building has helped us make and how it shaped its own restoration. Cara will tell you all about the people who lived and worked in the building, putting faces and names with the historic house. Hartgen's expert will discuss archaeology done in and around the building, highlighting finds and interpreting the importance of what has been found in the many studies done in and around the building.

We are thrilled to announce that Albany Barn Executive Director Casey Polomaine and well known Capital Region photographer Joe Putrock will be this year's BUILT judges. Each year HAF selects members of the art community to serve as judges both for entry to the auction, as well as to select some of our prestigious awards and prizes.  
 
Casey Polomaine: Casey has served as the Executive Director of Albany Barn Inc. since January of 2022, where she oversees the operations of Albany Barn, Electric City Barn, and the newly launched Artistry Studios.  She joined the team at The Barn in 2015 as the Operations Coordinator, then transitioned into the role of Director of Programming & Residencies in 2018, where she specialized in working one-on-one with artists and community partners to develop new and innovative programming.  
 
Joe Putrock is an award winning artist and photographer. His work has been exhibited widely in galleries including the Albany Institute of History and Art, the Albany Center Gallery and the Gagosian Gallery in New York City. His social reportage photography is featured weekly in the Albany Times Union.

What's New in the Warehouse?

Ivory Arches

Which are way better than the “Golden Arches,” though maybe not as tasty (and definitely sheathed in lead-based paint, so don’t eat it) have so many possible uses!

Federalist in style, they measure approximately 10’ tall by 4.5’ wide and hail from a church built circa-1820 in Stuyvesant, New York.

One has already sold to be adapted for use as a pier mirror, but we still have a few more on hand ready to make your looking-glass dreams come true! $95 ($76/members)

A Secure View

This glorious 36” x 83 1/2” x 1.75” thick oak door is HEAVY. It features 11 lites of thick beveled glass, original brass hardware, and an Arts and Crafts flavor.

Originally installed in a 1920s house, it’s nearly “standard” (is that even really a thing in old buildings?), in excellent, very solid condition, and sure to find a new home very quickly! $425 ($340 members)
